Do I actually need to register with SAT?

Yes. If you earn rental income from a property in Mexico — whether through Airbnb, VRBO, Booking.com, or direct rental — you are legally required to register with SAT, obtain an RFC, and file monthly declarations. This has been the law since 2020, when Mexico mandated that digital rental platforms report all transactions to tax authorities. Your income data has been reported regardless of whether you are registered.

What happens if I've never filed?

The window to regularise is wider than most owners assume. Azura's back-tax remediation service works through the formal regularización process with SAT — addressing prior unfiled years, calculating liability, and establishing a clean compliance record going forward. We handle this at $450 per year of back taxes as an add-on to your monthly plan.

I don't speak Spanish. Is that a problem?

No. Azura was built specifically for English-speaking foreign owners. Every document, every communication, and every explanation is provided in English. Spanish is handled on your behalf when dealing with SAT and accounting partners. Language is never the bottleneck.

Can I cancel if I sell my property?

Yes. All Azura plans are month-to-month after the initial setup. Cancel with 30 days written notice at any time. The setup fee is non-refundable once work has begun, but there are no penalties or lock-in periods on monthly billing.

How do I know my filings are actually being submitted?

You receive a filing confirmation every month — a summary of what was filed, what was paid, and what is due next month. SAT receipts are stored in your private Azura archive, accessible at any time. You have full visibility into every action taken on your account.

What is RFC and why do I need it?

RFC (Registro Federal de Contribuyentes) is your Mexican tax identification number. It is required to legally operate as a taxpayer in Mexico — including to receive rental income, to have income platforms issue valid invoices on your behalf, and to file tax declarations. Without an RFC, you cannot be SAT-compliant. Azura handles RFC registration as part of all onboarding packages.

Do I need to be in Mexico to sign up?

No. The entire onboarding process is digital. Documents are uploaded via secure online form, contracts are signed electronically, and payment is processed securely online. You never need to be physically present in Mexico to get compliant.
